Job Description
- Oversee the installation, operation, and maintenance of Extra Low Voltage (ELV) systems, including security systems, access control, CCTV, fire alarm systems, and intercoms.
- Ensure ELV systems are functioning properly through regular inspections and prompt resolution of any issues.
- Supervise the operation and maintenance of Building Management Systems (BMS) to ensure efficient management of building operations.
- Monitor and optimize BMS performance to improve energy efficiency and operational effectiveness.
- Apply knowledge of HVAC systems to integrate with and optimize BMS operations, ensuring seamless control and performance.
- Manage and coordinate the work of technical staff and contractors responsible for ELV, BMS, and HVAC systems.
- Provide training and guidance on best practices, safety procedures, and technical skills to the team.
- Ensure all ELV, BMS, and HVAC systems and maintenance activities comply with safety regulations, industry standards, and company policies.
- Conduct regular safety audits and implement corrective actions to address hazards or compliance issues.
- Assist in developing and managing the budget for ELV, BMS, and HVAC systems maintenance, including cost forecasting and expense control.
- Oversee procurement and inventory management of parts, tools, and supplies related to ELV, BMS, and HVAC systems.
- Maintain accurate records of maintenance activities, repairs, inspections, and system performance.
- Prepare and present detailed reports on ELV, BMS, and HVAC system status, maintenance issues, and performance improvements.
- Coordinate with external vendors and contractors for specialized services and repairs related to ELV, BMS, and HVAC systems.
- Evaluate vendor performance and ensure adherence to contract terms and service quality.
- Collaborate with the project office on tasks related to ELV, BMS, and HVAC systems for new construction and facility upgrades.
- Develop plans for the integration and management of new systems within existing infrastructure.
- Provide estimates for labor and material costs for repairs and maintenance projects.
- Create and submit regular reports to management and coordinate with other departments as needed.
- Perform other tasks assigned by the supervisor/Head of Department.
